This is the FAQ (a list of Frequently Asked Questions) for the EBHOA (Emerald Bay Homeowners Association) website. We hope to be able to answer whatever questions you may have about the Association, Covenants, Bylaws, the Board of Directors, the Officers of the Association, and any others concern that you as a homeowner might have.

  • Q1. Who runs the Emerald Bay Homeowners Association?
    A1. The affairs of the Association are overseen by the Board of Directors. There is one director from each of the five subdivisions.

  • Q2. Who are the Officers of the Association?
    A2. Officers of the Association are elected each year by the Board of Directors. These offices are Chairman of the Board, President, Vice-president, Secretary, and Treasurer. You will find their names listed on the website; go to The EBHOA website and click on the link to Neighborhood Information. A link to the Board of Directors will be found in the list on the left.

  • Q3. How is the figure established for the annual Homeowners dues?
    A3. Near the end of each year, the Board prepares a Budget for the following year. Homeowners dues are set based on expected expenses, the expected cost of any Capital projects that might be approved at the Annual Meeting, and the number of members in the Association.

  • Q4. How do I rent the use of the Clubhouse?
    A4. Go to The EBHOA website and click on the link to the Calendar for the current year. Open that link and verify that the day you want the Clubhouse has not already been taken. If not, click on the link leading to Clubhouse Rules & Rental Checklist. Read the rules, then go back and click on the E-Mail Rental Reservation Request Form. Fill in and submit the form.

  • Q5. My pool fob doesn't open the gate to the pool. Who do I contact about this?
    A5. There are two requirements for a homeowner to have access to the pool: you must be paid up on your dues, and you must have returned a signed copy of the Pool Policy to the Board of Directors. If these conditions have been met, your fob should work.
    There have been instances where the fob itself fails. In this case, you can obtain a new fob by contacting the Pool Access Guru.

  • Q6. I think that my neighbor may be out of compliance with the Covenants. How do I deal with this issue?
    A6. In 2007 the Association adopted an amendment to the Covenants establishing a Grievance Policy, administered by a Grievance Committee. Go to the Grievance Policy for details as to how to determine whether you have a valid grievance, and how you should proceed.

  • Q7. I would like to make some changes to my home or yard. Who do I contact for architectural approval?
    A7. As of February 2017, all requests for new construction or other improvements to any properties within the five subdivisions that constitute the Emerald Bay community should be made to the Chairman of the Architectural Review Committee.

  • Q8. I'm interested in participating either on the Board of Directors or on one of the Committees of the Association. How Can I get involved?
    A8. It's easy to get involved, and very rewarding, too. Go to the EBHOA website and click on the link to Volunteer form. Fill out the form and either mail it in to the address printed on the bottom, or hand it to a Director.
    You can find the names of the current Directors and Officers on the website; go to The EBHOA website and click on the link to Neighborhood Information. A link to the Board of Directors/Officers will be found in the list on the left side.

  • Q9. When will I be billed for annual homeowners dues?
    A9. Invoices for homeowners dues normally go out the first week in January. Go to the EBHOA website and click on the link to Billing Policy.

  • Q10. Can members of an outside organization Rent the Clubhouse?
    A10. Only Members of the EBHOA, who are in good standing, may rent the Clubhouse.

  • Q11. May I rent the clubhouse for use by members of an outside organization that I belong to?
    A11. When you rent the Clubhouse, you can invite any guests you like. You are responsible for the way they behave while at your event. Your guests are expected to abide by all provisions of the Clubhouse Rental Policy, which you can find on The EBHOA website. If you want to allow guests to use the Pool, you must also ensure that they comply with all provisions of the Pool Policy.
